<title>Assessing the effects of non-compliance and enforcement of building safety regulations on construction sites in the Assin North municipality</title>

The issue of ensuring safety on construction sites remains a critical concern that every&#13;
construction firm needs to adhere to. The progress and productivity of work output are&#13;
greatly achieved when safety measures are instituted and observed at the workplace.&#13;
The study sought to assess the effects of building safety regulations compliance and&#13;
enforcement on construction sites using Assin North Municipality. A total number of&#13;
79 responded to the study out of the sample size of 81. The sampling technique used&#13;
for chosing the sample size was convenience sampling and this was carried out based&#13;
on the availability of the respondents to the study. Results from the study were&#13;
analysed using descriptive statistics in the form of mean scores and rankings. It was&#13;
found that accidents at the construction sites can lead to loss of lives; decrease in&#13;
productivity; tarnishes the image of the affected firm; leads to huge sums of&#13;
compensation and can delay projects. Challenges facing the firms in practising safety&#13;
were unplanned and complex sub-contracting; inadequate training facilities on safety&#13;
practices; inadequate skilled personnel to undertake the training programmes and low&#13;
education on existing laws on safety practices. Safety issues are not strictly adhered to&#13;
by both management and other employees on construction sites. It is recommended&#13;
that the firms should ensure that they follow and observe safety rules and regulations&#13;
on and off site. It is imperative for state agencies responsible for enforcing the laws on&#13;
safety to ensure compliance by the firms. Training programmes should be organised&#13;
on safety measures for both management and employees.

<summary type="text">Cost control measures used by building contractors in the Greater Accra region

The issues of cost control in the building and construction industry pioneered by contractors&#13;
and their allied players and professionals in the industry is a concern to ensuring due&#13;
diligence in the building and construction sector. This research assessed contractors’&#13;
commitment to cost control, the challenges that confront contractors and the proposed&#13;
remedies to ensuring effective cost control measures. The case study research design was&#13;
adopted for this study. Questionnaires were used for the study. A sample size of 63&#13;
respondents was used. Purposive sampling technique was employed for the surveyors,&#13;
architects and storekeepers. Random cluster sampling technique was also used for the&#13;
contractors and Foremen. The data was analysed using Statistical Package for Social&#13;
Sciences (SPSS) software. For quality, the data was test-run and later generated simple&#13;
frequencies. The information generated was then linked to contractors’ efforts to control the&#13;
cost of construction projects. The tone of the respondents were examined and reported as&#13;
such. The qualitative information was linked to the figures generated through the simple&#13;
frequency thus making confirmation of what the figures indicated. The findings of the study&#13;
demonstrated that, contractors’ experience, educational level, understanding of cost control,&#13;
patience of some surveyors and architects to observe the necessary laws, rules and&#13;
regulations concerning contracts are vital to the success of construction projects. Based on&#13;
the study, it is recommended that contractors, surveyors, foremen, and storekeepers all pay&#13;
attention to issues connected to cost control and also invite the inputs of each other when&#13;
embarking on construction projects.

<summary type="text">Efficient utilisation of construction materials for effective cost recovery. A case study of Sekondi-Takoradi metropolis in the western region of Ghana

The purpose of the study was to investigate the efficient utilization of construction materials for effective cost recovery, using the Sekondi-Takoradi Metropolis in the Western Region of Ghana as a case study. This study adopted the case study design. Quantitative and qualitative research approach was used for the study. The population for the study was four hundred and fifty (450). The population of the study was made up of Building contractors/directors, Project Managers and Site Supervisors involved in construction projects in the Sekondi-Takoradi Metropolis in the Western Region of Ghana. Stratified random sampling method was used to select a sample size of one hundred and fifty (150) respondents for the study. The main instrument that was used to collect information for the study was questionnaire, interview and observations. Primary data was collected through a field survey of Building contractors/directors, Project Managers and Site Supervisors in the Sekondi-Takoradi Metropolis. The questionnaire data was then coded to enable the respondents to be grouped into limited number of categories. The SPSS version 18 was used to analyse data. Data was presented in tabular form, graphical and narrative forms. In analysing the quantitative data, descriptive statistical tools such as frequencies, percentages were used. The result indicate that efficient utilization of construction materials have positive effect on cost recovery. It is hereby recommended that construction companies should make use of more than one material management technique on a construction project so as to achieve maximum project cost recovery.

<summary type="text">Interlocking blocks construction for sustainable affordable housing in Ghana – a case study of Sunyani municipality

The building construction industry in Ghana is dominated by the use of conventional&#13;
sandcrete blocks for wall construction. However, there is challenge of delivering products&#13;
of maximum value to clients at an affordable cost and on time. Addressing this challenge&#13;
will require adopting lean construction principles towards minimising waste and&#13;
maximising value in the building construction process. This study aimed at making a case&#13;
for the use of interlocking blocks as an alternative building material in Ghana. It&#13;
investigates into the construction of housing with interlocking blocks as a concept can be&#13;
successfully incorporated into housing sector of this country as a means of providing an&#13;
additional support to the affordable housing pursuit in Ghana. A comparative study of&#13;
constructing a wall using the interlocking block system and sandcrete block system was&#13;
done. An observation of the processes was also made to identify the extent to which each&#13;
system contributes to speedy construction. The necessary data were collected using&#13;
primary sources of data collection. The data were processed, analyzed by SPSS and&#13;
interpreted using frequencies, percentages and charts. It was revealed from the study that&#13;
the use of the interlocking block system does not only lead to eliminating a number of&#13;
non-value adding activities associated with the use of the sandcrete block, but also makes&#13;
the wall construction process faster and cheaper. It also showed that buildings with&#13;
interlocking blocks provide a cooler temperature. It was also revealed that the absence of&#13;
mortar jointing in the interlocking system reduces the quantity of materials, like cement&#13;
and sand, required in the wall construction process. The study therefore concludes that&#13;
Hydraform’s interlocking block system could therefore be an appropriate tool for&#13;
implementing Sustainable and Affordable Housing in Ghana.
